Diva / Chatham Apartments

Pitt Street, Auckland

Commencement - Sep 2007  Completion - Feb 2009

Construction Value - $14M   Development Value - $25M

Sited in the vibrant Karangahape Road Precinct of the Auckland CBD, this project consists of ground floor retail, 48 luxury apartments on eight levels with three levels of basement parking. A large number of cafes, bars and nightclubs blend with a range of furniture, design and creative businesses creating a lively and energetic resident population.

The position of the building upon the Karangahape Road ridge provides panoramic views across Auckland for most of the apartments. To the rear of the building, leafy Myers Park offers pleasant pedestrian access to Queen Street and Central Auckland.
Adjacent is the historic (protected) Pitt Street Methodist Church. Measures to protect the building during excavation and construction of the Chatham Apartments building included physical protection of the Church itself and an extensive and continuous monitoring programme reporting ground water levels, lateral and vertical ground and structure movement and vibration.
The original façade of the Chatham Building (circa 1900) has been retained.
Timber shopfronts designed to integrate with the buildings original architecture are to be installed at ground level. Up to 4 retail tenancies will accommodated on this level.
Working with one of New Zealands leading architectural firms, Ashton Mitchell, the building design reflects the heritage of its neighbours and is constructed high quality, durable materials that will stand the test of time.
The quality, spaciousness and airiness of the apartments, most with their own private terraces, natural light and courtyard space, is evident. The Chatham Apartments Building, both externally and internally is taking on a persona reflective of the classic character of New York’s most recognised apartment buildings.
Unique challenges associated with the design and construction of the building have been:
  • Preservation of the historic façade.
  • Protection of the adjacent protected Church building, particularly during the piling and excavation of 3 sub-ground levels.
  • Developing continuous monitoring equipment that provided 24 hour cellular reporting of vibration within the Church property.
  • Undertaking construction upon a site exceedingly restrained by it’s surrounding buildings.
  • Achieving quality standards in design, finishes and fittings superior to comparable apartment offerings within a tightly managed budget.
